We aim to make your booking as pain free as possible, here are our 6 steps to a successful booking. You can also find more answers in our tenant FAQs.

Discover

Search through our listings to find great spaces. Landlords list new spaces with us every day.

Top Tip: Save your search to get notifications about new spaces that match your criteria as they come up.

Create a Profile

Create a brand profile so landlords can get to know you. Your profile can be used to apply to any of our spaces and you only need to do it once. Check out how other brands do it here, project search

Brands that include lots of information about themselves as well as good quality images (6 is a great start) get a much better response rate from landlords.

Make an Enquiry

Find a space you like, choose your desired dates, and send your enquiry to the landlord. Landlords review your profile and enquiry, and begin the discussion with you if everything looks good. We've made it easy for them to respond, so you won't be left waiting.

Top Tip: If your proposal is declined, you can amend it based on the feedback and re-submit. There’s no cap on the amount of enquiries you can make.

Negotiate Terms

We provide a messaging system so you can discuss the rental with the landlord. That way everything is stored in one place.

Top Tip: Messages are a part of your rental agreement. They are a record of what you discuss. Make a note of everything you agree here and it means there are no surprises later, and you're ready to go!

Book and Pay

Once the landlord sends you an offer you can pay simply by debit / credit card or bank transfer. You get a commercial grade rental agreement (created with Hogan Lovells LLP). We hold your funds in our Escrow Account until 7 days before you're booking to ensure your funds and booking are secure.

Go!

Get on with what you want to do: running your pop up. You don't worry about securing space, and can focus on the business you love.

We Are Pop Up only charges a transaction fee for confirmed bookings through the platform and the amount is already integrated in the price which is listed. An extra charge may be applicable (VAT) will be added to the total amount requested by the space owner at the time of online payment.

Frequently Asked Questions

Do I need to contact the landlord?

Just make an enquiry - once the landlord has approved it you'll both have access to our direct messaging system.

What is an enquiry?

When you make an enquiry to a space it is simply a way to signal to the landlord you are interested in renting the shop. It's the first step in the negotiation. It isn't binding.

What is an offer?

The offer is when the landlord wants to make a final offer for you to rent the space. Once an offer has been made you've got 5 days to pay for the booking before the offer expires. Only landlords can make offers.

How does your rental agreement work?

Our rental agreement (created by Hogan Lovells LLP) protects your booking. It works by taking the information you provide us and auto-populating the agreement. Both your listing and your messages form an annex to the rental agreement. If you want to specifically ensure a point is covered i.e. the terms of the deposit return, and it is not in the listing, have the landlord put it in the message. That way you are fully protected!

Can I pay in installments?

We are working on staged payments, in the meantime just ask the Landlord to make multiple offers. That way you can pay as you go and still get the cover of the rental agreement.

What happens to my deposit?

The deposit is between you and the landlord – we transfer the full amount the tenant pays us (minus fees) to the landlord. Once your rental is finished the landlord can return your deposit to you directly.

I haven't heard back from the landlord - now what?

The landlord has been notified of your enquiry. We also check in with any landlords that are unresponsive. In the meantime please send some more enquiries to increase your chances of renting a great space.

I need an invoice for my booking - where can I get one?

You can download your rental agreement along with your proof of purchase documentation from the platform. Simply log on and use the envelope icon on the top right of the screen and go to the My Bookings tab. You can download it all from there.
